This home is for sale by owner. I am seeking to finance my retirement and will sell this home with owner financing, sometimes called a real estate contract (REC) or deed of trust. Some people are unfamiliar with this option, but think of me as being the bank or mortgage company, but with fewer fees and less paperwork. I am confident that if you shop the full cost of a mortgage, including obtaining the good faith estimate of closing costs (required by federal law) you will see the advantages of owner financing.
The home will only be sold to an owner/occupant who agrees to live in the home for at least one year.
The minimum down payment is 10%, or $34,900, and will result in a principal and interest payment of $2,095.11, and a total payment for principal, interest, taxes & insurance in 2025 of $2,420.11. Buyers can expect the property tax to increase in following years.
The REC will be amortized over 30 years at 7% interest, the buyer will have the right to sell or refinance after one year, and the seller will have the option to call the note due (with six months advance notice to the buyer) after five years.
Because there are no mortgage lender requirements, every penny of your downpayment can be applied to reducing the principal balance.
Buyers will need to provide an acceptable credit score and be free from judgements and liens filed in any jurisdiction as well as to demonstrate adequate resources to make payments and maintain the property.
Because I am the bank, closing and possession can occur as fast as in a few days, or as long as 30 days, depending upon the needs of the buyer.
